I am a landlord with 42 rental models. That indicates I am either insane or have alot of patience. I am not sure which is correct, perhaps both? Because of the hit on the housing market and less cheap homes on the market, I recently doubled the quantity of investment properties I own.
A few years ago I thought about selling them off and being done with all the crap, but I hung on and like I just stated, I ended up buying a lot more. You see I don't mind dealing with the people part of the business. The thing that irritates me the most is all the paperwork to put up with.
I kid you not, I used to have a enormous pile of receipts in a shoebox in my garage. Every year tax time, I would dump the box out and sift through the receipts to match up each receipt with each home. I can't tell you how much I hated that.
Yet another issue with me was the handling of the monthly rental checks coming in the mail. Again, I am kidding you on this...I never in kept track of it very well. Thank goodness my wife did not mind sorting out the mail, taking every check to the bank, and keeping track of who payed, who was late, and of course who was a complete deadbeat.
Because we increased the amount of houses here not too long ago, we needed a better system. I thought about just using a property management firm, but I honestly never spoke to any of them that I found reliable. Plus, I like to be in contraol and know whats going on. If something needs fixed, I wanted to be the first to know and take care of these things myself so I know they were done right. After all, its my money. I was in desperate need of property management maintenance software. Something to take care of the financial side of the business and make things run smoother.
